Wi-fi'ed Pune

A jolly good progressive plan in India " ... a 400 sq km area of Wi-Fi connectivity will enveloping Pune ... " surely raises many an eyebrow. But this seems a reality as the Pune Municipal Corporation and Intel have joined hands to do just that. Here's the link to the article in the Economic Times. Surprisingly, this project would cost the Pune Municipal Corporation a sum of only 7 crores, which means ... Wi-Fi is a truly inexpensive and a quicker option to cables connecting homes to broadband or dial-ups.

Which means ... better infrastructure in Pune, attractive IT destination ... higher property prices. Got that?

The property rates in Pune have already jumped more than 50-60% in the last 4-5 months. Its insane. Areas which are 15-20kms away from the main city ask for a rate of 2500/- The roads are narrow, too many two wheelers, horrible pollution, bad public transport.
I am staying in Pune for past 10 years after I moved from Mumbai here. Although I like the city and the people here. But there are some problems which I mentioned above. I think these must be the trademark of all indian cities. The rates are now unaffordable to even high salaried people like IT guys. So I think steep rise is not possible currently but rates may keep on increasing slowly.

Its an attractive IT destination due to proximity to Mumbai. Good road connectivity to Mumbai. Many colleges and the standard of education is quite high. The city is quite green as a large part of land is held by the Army.
One concern is that they have been planning another international airport for the past 8 years but nothings happening. The current airport is the one which belongs to air-force and only a few flights are allowed. Pune needs to work on public transport and good roads. You should see the roads during monsoon, almost all of them have countless potholes which remain there for 6-7 months. You could assign a zip code to potholes.

Hey amol,

Have heard about magarpatta city that is being built in outskirts of pune,they say that it is a complete IT city with resedential complexes as well, my friends hav booked two flats some 4-5 months back at a rate of 1650/- and now the rate given by builders is 1900/- i will be thankful if you can give ur assesment on it.

Magarpatta is really a good complex. Built around 400 acres of land. They have built huge IT towers where various MNCs and indian IT companies have setup their offices. With the income from this, the entire Magarpatta city is run. There is zero maintenance for every flat. I think the rates have crossed 2000 now.

Hello Amol,

I enquired about the rates and they still are at 1900.Though it is to be revised on 1st of may.Since you are a localite of Pune you might be knowing far better than my friends who are there from last six months and definetly than me who has never been to Pune.I am seriously thinkng of booking a 2 BHK flat at magarpatta simply from investement point of view.Initially i am supposed to give a booking amount of 50k and then after 3 months a registration charge of 1.5 lac is to be paid.I feel the rates will definetly touch 2500 in a couple of years.

Hi Amit,

I hv already seen Brahma Avenue, Brahma Endurance (or whatever), Kumar and Magarpatta city. I was rather impressed with the progress made by Magarpatta. Some pvt sector banks have/in the process-have branches there. May see it later brother, am currently investing in the NCR region only.

Ha, a funny thing happened a couple of weeks back. I was pestering my prop broker for quite sometime for some good land deals. So he took me to a place in Delhi and offered me TWO HUNDRED acres of land for SIXTY crores. I guess, it was his way of telling me - "apni aukaad me raho".
